The Real Estate Market in Chamonix

A chalet with a view of the Aiguille du Midi, a luxury flat at the foot of Mont Blanc... Take advantage of sales opportunities in Chamonix to invest in a dynamic location or recharge your batteries in a magical environment whenever you like. Away from the noise and crowds of the cities, rediscover unique sensations in the heart of the Alps. In summer and winter alike, the mountains are a constant source of wonder.

An Attractive Resort For Investors

Situated at an altitude of 1,035m in the department of Haute-Savoie at the foot of the Mont Blanc massif, the commune of Chamonix offers many advantages for investors:

  • A renowned mountain destination with a wide range of activities on offer year round. The winter ski area rises to an altitude of 3,842m, whilst in summer, there are more than 350km of marked hiking trails and numerous other sports
  • Just an hour by road from Geneva international airport, and served by a train that runs throughout the valley, the resort has excellent transport links
  • Mountain architecture, with small traditional mountain houses constructed of wood and stone scattered across the valley, sit alongside more modern, multi-purpose structures

A Sporting Culture

In summer and winter alike, many mountain sports enthusiasts come to Chamonix, making Mont Blanc the third most visited natural site in the world.

In winter, in addition to the 150 kilometres of marked runs in the ski area, the resort has 15,000 hectares of off-piste terrain, offering a unique playground for backcountry skiing. Chamonix hosted the first Winter Olympic Games in 1924, and regularly hosts the Kandahar men's Alpine Skiing World Cup race; the next edition will take place in January 2021.

In summer, the resort becomes the epicentre of the international trail running scene when it hosts the Ultra Trail Mont Blanc, which has taken place here every year since 2003.

Real Estate: Renovated and Modern Properties

In Chamonix, the historic village centre has retained its old world charm with carefully renovated wood and stone buildings allowing you to enjoy views of the Mont Blanc mountain range in an authentic setting. To the north, the complex designed in the 1970s by architect Roger Taillibert, which houses the Roger Frison Roche high school, the National School of Skiing and Mountaineering, and the library, adds a modern touch. The three needle-shaped towers and vaulted architecture of the main buildings have become emblematic of Chamonix's architectural heritage.

Chamonix Valley: Deciding Upon Your Criteria

Heading up the valley, stand-alone chalets and renovated apartments enrich the resort's new and old housing stock:

  • Close to the ski lifts: For ski-in/ski-out convenience, properties located at Les Grands Montets or La Flégère combine comfort and accessibility
  • Breathtaking views: the areas of Les Bois and Les Praz offer spectacular panoramas of Mont Blanc, Aiguilles, and the other peaks towering over the valley
  • Sunny aspect: The south-facing slopes of the resort enjoy ample sunshine, with properties in close proximity to all amenities

A Resort Popular with Mountain Lovers and New Buyers

In Chamonix, the dynamic real estate market attracts mostly French, Scandinavian or Swiss buyers who benefit from a favourable investment climate in terms of interest rates and taxation. Prices in the valley are steadily rising, currently ranging from €7,500 per square metre to €12,000 per square metre for the most luxurious properties with the best locations and views of Mont Blanc.

What the new generation of investors appreciate the most:

  • Year-round mountain destination
  • Accessibility of the resort
  • Diverse property portfolio
  • The trend for renovation of old buildings for the rental market

Two New Residences Under Construction and One Renovation in Progress

  • In a quieter location close to the Flégère cable car and Chamonix golf course, and with exceptional views of the surrounding mountains, Le Green is a development of ten apartments in a traditionally-constructed residence.
  • L'Atelier is an elegant development of apartments in the form of individual chalets situated at the foot of the slopes of Les Grands Montets.
  • Chalet Minoucka is a former farmhouse currently undergoing renovation. Once complete, it will be the epitome of the prestigious mountain property combining design, space, comfort, and services.

Investments Motivated by the Promise of Rental Income

In common with other famous resorts in the French Alps, the high occupancy rates seen in Chamonix guarantee property buyers an investment which is both pleasurable and profitable. Rental demand is strong and on the increase as mountain holidays in France become more and more popular.

Attracting many sports enthusiasts and families, visitor numbers are just as healthy in summer as in winter, when skiers come to enjoy the extensive ski area with its excellent snow cover. Chamonix's year-round popularity, shared by only a few other resorts, offers excellent prospects to profit from the purchase of a property.
