The good reasons why to invest in the Real Estate in Tignes
Sporting, family-friendly and fun-loving, Tignes is one of the most beautiful resorts in the Haute-Tarentaise. With prices that are still affordable despite the resort's real estate moving steadily upmarket, Tignes represents an excellent opportunity to become a property owner in the mountains. Buyers can choose between new or renovated chalets and apartments in one of the many developments that are transforming this high altitude resort into a desirable lifestyle destination. In Tignes, investors will discover a lively resort with ski-in/ski-out access to the famous Tignes-Val d'Isère ski area, as well as a wide range of high-quality summer activities. Owners can expect good year-round rental occupancy which will help to generate a healthy income from their property.
In winter, Tignes attracts a diverse clientele, encompassing experienced skiers, young adults and families with children. The resort was one of the venues for the 1992 Winter Olympics, and the Tignes-Val d'Isère ski area is famous the world over, with more than 300 kilometres of pistes, from beginners areas through to the competition slope. There are also 3,200 hectares of off-piste terrain, and skiing continues into the summer with around 20 kilometres of pistes at over 3,000m in altitude on the Grande Motte glacier, accessible from Tignes Val Claret.
With the ski area often opening in the early autumn, visitor numbers and occupancy rates are high all year, thus allowing buyers to generate a good income from their investment. Tignes also offers a wide range of high-quality summer activities. In addition to summer skiing, there is trail running, hiking, mountain biking, horse riding, paragliding, archery, canoeing, kayaking, stand up paddle boarding, white water swimming and golf to name but a few. Visitors are also attracted by a series of events throughout the year; notably, Tignes will host one of the stages of the next Tour de France.
The range of chalets and apartments on offer in Tignes has become more attractive thanks to new projects carried out by serious developers that have taken the resort increasingly upmarket, capitalising on Tignes' potential in the second home and holiday rental markets. Investing in Tignes offers a way to combine the acquisition of a secondary residence, in a lively resort with one of the best ski areas in the Alps, with a tax advantageous rental investment that will generate income to cover various charges such as property tax.
Situated in a natural mountain amphitheatre, the resort of Tignes rises from an altitude of 1,550m to over 3,000m. It is made up of several villages, each offering a different experience. The most family-friendly areas are in the old hamlet of Les Brévières, linked to the Tignes-Val d'Isère ski area by a gondola and chairlift, and the ski-in/ski-out residential quarter of Tignes Le Lavachet. Throughout the resort, for example in Tignes 1800 or Tignes Le Lac, you will, nonetheless, find residences in quiet settings that are still within easy reach of the liveliest parts of the resort.
There are currently high-end developments under construction throughout the resort, but with much of the activity concentrated in certain areas. This is certainly the case in Tignes 1800, an older part of the resort that has been completely redeveloped, and is now home to hotels and apartments of a very high standard. The same is true of Tignes Le Lac, the heart of the resort with ski-in/ski-out access, as well as the lively area of Tignes Val Claret, the starting point of the funicular leading up to the Grande Motte glacier. Although both these districts date from the 1960s, investors will now find contemporary residences that blend harmoniously with their surroundings whilst offering every modern comfort.
