The good reasons why to invest in the Real Estate in Valmorel
With prices per square metre that are still attractive, this resort, popular with sports enthusiasts and families alike, offers good opportunities for investors wishing to expand their assets portfolio by acquiring a new property in the mountains. Valmorel is ideal for a leisure purchase thanks to its attractive lifestyle, a large ski area with reliable snow cover which elevates it to the level of the largest resorts in Savoie or Haute-Savoie, and new, very high quality real estate projects. At the same time, the resort offers good prospects for a return on investment, by making it possible, supported by rental management professionals, to generate sustainable rental income which will help cover acquisition and running costs.
Valmorel is a dynamic resort in both winter and summer. During the winter season, it offers ski-in/ski-out access to one of the most beautiful ski areas in the Alps. The Grand Domaine de Valmorel has 165 kilometres of marked runs (23 green, 42 blue, 18 red and 7 black) as well as areas for various other snowsports and activities. The Nordic ski area has more than 40 kilometres of pistes, including the Savoie's highest cross-country trail, and there are extensive opportunities for ski touring. Walkers and snowshoers can enjoy 50 kilometres of marked trails.
In summer, Valmorel has one of the highest occupancy rates amongst the Alps' purpose-built resorts, having invested heavily in order to develop an exceptional range of outdoor activities. Visitors can enjoy mountain biking, trail running, kayaking, rafting, canyoning, paragliding, climbing, via ferrata, glacier hiking, canicross and donkey treks to name but a few. The summer clientele ranges from serious sports people to multi-generational family groups, and from April to October, the thermal spa of La Léchère-les-Bains offers residential health cures for rheumatological and phlebological conditions.
Investing in Valmorel offers an opportunity to reconcile a leisure purchase with a safe investment in a climate of increasingly uncertain financial investments. Moreover, this Tarentaise resort has a number of comparative advantages including excellent transport links, strong green credentials, and thanks to its spas, swimming pools and thermal centre, an established presence in the wellness sector that will gain in importance with the evolution of visitor values and behaviours. Given these factors, Valmorel is a great opportunity to realise a real estate project in the Alps.
In this pedestrianised resort, constructed after the unsympathetic developments of the 1960s which disfigured some areas, the buildings are all on a human scale and in keeping with the Savoyard architectural tradition. With locations offering convenient access to the ski lifts, Valmorel's residences, including new developments, are made up of small groups of chalet-style blocks of no more than three or four storeys, built using traditional materials such as wood and lauze (a flat and robust natural stone) for the walls and roofs.
Away from the main resort centre and linked to the ski area by shuttle bus or gondola lift, are the hamlets of Doucy, Celliers, Nâves and La Léchère-les-Bains. Here you will find many old chalets dotted around the wild mountain landscape. Family-friendly Doucy is an official resort partner of the Gulli TV channel. Celliers is the starting point for many ski touring and snowshoeing trails, whilst Nâves is a haven for Nordic ski enthusiasts.
