RENOVATING TO THE HIGHEST PROFESSIONAL STANDARDS
Renovation is a lever that guarantees a return on investment, provided that two conditions are met:
• Work with a professional to coordinate the project so that you can make the right decisions, avoid going over budget, and benefit from a network of local tradespeople.
• Optimise your listing by highlighting the amenities that make all the difference: hotel-quality bedding with mattress toppers, washing machine, dishwasher, professional oven, or even a sauna or a steam room!

OPTIMISE THE NUMBER OF BEDS
In the mountains, the surface areas are smaller yet the need for space is greater. The challenge is to offer the optimum number of beds without impacting movement flows.
• Adopt a ratio of 10-11 sq.m per person for premium accommodation and 8-10 sq.m per person for standard flats.
• To increase sleeping capacity, you can invest in triple bunkbeds or create “sleeping nooks” in any available spaces.
• Set aside a minimum of 60 cm per person for meals, or rethink movement flows.

CHOOSE THE RIGHT STRATEGY FOR ENERGY PERFORMANCE
• Have an Energy Performance Diagnosis (EPD) carried out to ensure the property complies with the criteria set by the Le Meur-Echaniz law governing holiday rentals:
- From 1 January 2025: Properties rated G are excluded
- From 1 January 2028: Properties rated F and G are excluded
- From 1 January 2034: A DPE rating of A to D is mandatory
• Interior insulation does not require the approval of the co-ownership association, but does involve a loss of floor space and the need to redecorate and reinstall electricity. Exterior insulation causes fewer thermal breaks and does not encroach on the interior surface area, but must be approved by the co-ownership association. The same applies to ventilation and heating systems.
• Opt for efficient household appliances, low-energy lighting, a remote heating control and optimisation system (if not managed by the co-owners), install energy-saving showerheads, adjust fridge and freezer thermometers, and replace window glazing.

INCREASE PRESTIGE
Creating that “love-at-first-sight” effect leads to more – and better – rentals.
• Start by sprucing up the living areas before applying colour and atmosphere to the other spaces, matching wood species, colours and other materials.
• In the entrance hall, choose a floor with a built-in doormat, storage for ski helmets, a basket for storing everyday items, and create an atmosphere that is consistent with the rest of the flat.
• Choose wall colours that reflect the light; multiply lighting units, and consider coving indirect lighting.
