What are the key factors to optimise my property’s profitability?
Profitability hinges on four main factors: location, quality of services, rental calendar optimisation, and proactive management.
- Location and positioning – A prime location in a renowned resort, combined with dynamic pricing, maximises chances of success.
- Quality of services – A comprehensive para-hotel offer (concierge, cleaning, linen) boosts attractiveness and tenant loyalty.
- Rental calendar optimisation – Anticipating bookings, early availability, and allowing short stays in the low season help maintain a high occupancy rate.
- Proactive management and personalised follow-up – An effective yield management strategy supported by local experts ensures sustained rental performance.
Cimalpes provides an exclusive rental valuation tool that lets you quickly assess your property’s rental potential. This tool incorporates all key factors for an accurate, personalised estimate.

How many weeks do I need to rent out my new property to reclaim VAT?
To qualify for VAT recovery, your property must be rented out with at least three of these four mandatory para-hotel services: reception, breakfast, regular cleaning, and linen provision. Additionally, each stay cannot exceed 30 consecutive days.
If you purchased your property under the VAT recovery scheme, it must be made available for rent for at least six months each year, without restrictions on specific tourist seasons (winter or summer). This obligation refers to offering the property for rent, not to its actual occupancy by tenants.
For detailed conditions, please visit our VAT Recovery page.
