Can a property rated F or G be rented?
Under the Le Meur-Echaniz law of November 19, 2024, energy performance requirements now apply to furnished holiday rentals. Ultimately, only properties with an energy rating from A to D will be eligible for rental.
The DPE provides information on the energy and climate performance of a home or building. It must be carried out at the initiative of the landlord or vendor, to inform future tenants or buyers about the property's energy costs and recommend any work that needs to be done.
The Le Meur law of 24/11/2024 extends this obligation to tourist lets.
A phased timeline is in place:
• From January 1, 2025: newly declared furnished rentals must have an energy rating between A and F.
• From January 1, 2034: only properties rated A to D will be eligible for rental.
What should you do if your property is rated F or G?
- Check that the ECD is dated after 30 June 2021. DPEs carried out before this date are no longer valid and must be renewed
- Contact the building's managing agent to find out whether a co-ownership-wide energy renovation plan has been decided or will shortly be presented at the General Meeting
- If the property has an electric heating and/or hot water system: the reform of the method of estimating energy consumption, which is more favourable to electric equipment, could have a positive impact on your DPE. Contact our property advisers.
