Overview

An area rich in opportunity

The resort of Serre Chevalier extends along a beautiful mountain valley, and is made up of thirteen villages in the four communes of Briançon, Saint Chaffrey Chantemerle, La Salle les Alpes-Villeneuve and Monêtier-les -Bains. The area extends from 1,326 metres up to 2,830 metres, and offers numerous opportunities for real estate investments. 

Access

There are a number of ways to get to Serre Chevalier. By road, the resort is three and a half hours from Marseille and Lyon, and one and a half hours from Turin airport. By rail, the nearest station is at Briançon. High-speed TGV trains also run from Paris to Grenoble with a journey time of three hours, and also to Oulx in Italy. From either of these stations, it is an easy taxi or bus ride to Serre Chevalier.

These are clients who plan to use their property for spending time with friends and family

- Although skiing and the ski area are still the main criteria for buyers, we are noticing that prospective buyers are increasingly interested in both the wellness facilities available in the resort and within the properties themselves

- Because of its geographical location, Serre Chevalier attracts many visitors from the south of France, especially the city of Marseilles

There is a diverse range of properties on offer in Serre Chevalier. These include recently constructed traditional style chalets using high quality materials, such as wood and stone, expertly fashioned by local craftsmen. These properties tend to be positioned toward the upper end of the market. At the other end of the spectrum are apartments in residences, some of them dating from the 1960s and '70s, spread throughout the resort. Many of these properties have been renovated to contemporary standards in line with the expectations of today's property buyers.

A wide range of possibilities

Between Briançon and the valley's other communes, prospective buyers in Serre Chevalier have plenty of choice when deciding upon a location for their property. The common thread linking all of these locations is authenticity, with many traditional houses as well as renovated barns and stables available for purchase.

Clear potential

The number of tourist beds is a good indicator of a resort's real estate potential, and Serre Chevalier has 42,163 of these, spread across chalets, apartment residences and hotels, to accommodate large visitor flows in both summer and winter. Much of the accommodation is situated on sites with a southerly aspect to take advantage of the abundant sunshine, and many properties have views of the Barre des Écrins and the surrounding national park. Second  homes account for 85.2% of the market in Salle des Alpes, at an average price of around €5,000 per square metre. For new developments, prices are generally higher, ranging from €7,000 to €8,000 per square metre.
